Maintenance Superintendent

Cleaves Point Club & Marina is a private 16-acre waterfront community on the North Fork of Long Island in East Marion, NY. The property includes a pool, clubhouse, marina, beach, sports courts, and a storage area. Most of the Cleaves Point condominiums are owner occupied, including some by original owners.

The Maintenance Superintendent is a physical role responsible for keeping the property in pristine condition along with the help of many vendors and the Board of Directors. This person reports directly to the Maintenance Manager.

The Maintenance Superintendent responsibilities include the following:

- Making routine inspections of the common areas and prioritizing all tasks based on safety, time of year and resident sensitivities.

- Communicating effectively with the property management company, other staff, residents, vendors, and the outside community.

- Coordinating with and supervising vendors, to get accurate estimates and have projects completed based on the proposal.

- The completion of regular maintenance, special projects and work orders. Determining which projects are community versus resident responsibility.

- Managing and updating the community’s equipment and supplies, including competitively pricing new purchases.

- Schedule, test and optimize lawn sprinkling system.

- Completing a pool inspection course, to maintain the community’s pool according to Town of Southold rules and standards.

- Notifying the Maintenance Manager of resident violations of the community's policies.

- Making recommendations to reduce the reliance on outside vendors while improving the property condition maintenance processes.

- In conjunction with the Maintenance Manager, insure compliance with relevant Southold, New York and US laws.

This is a seasonal role requiring 30-40 hours a week from May through October and 10-20 hours a week from November through April.
